Property Summary

The property is situated in the small hamlet of Smarden Bell, in rural surroundings within a Special Landscape Area. The picturesque village of Smarden lies some 1 miles to the south east, with its village store and post office, renowned butcher, historic church, primary school and public houses. Further local amenities can be found in the nearby village of Headcorn, having a further range of shops and a station with regular train services to London.   The property is well placed for access to the wider facilities provided by the larger towns of Maidstone and Ashford, with the latter providing Eurostar services and Javelin High Speed trains to London from Ashford International. The Oast is within easy driving distance of the M20 motorway at Leeds and, for further cross-Channel services, the Eurotunnel Terminal at Cheriton and Dover are within easy reach.

The Oast House is reached off a country lane, through a five bar gate, by a gravelled driveway which leads to the parking and turning area in front of the garage. It is believed to date from the 1880s and was converted into a house in the 1960s, with a more recent extension. The elevations are an attractive blend of mellow brickwork and whitened weatherboarding, under tiled roofs, with the distinctive cowl on top of the roundel. Inside, the accommodation is comfortable and well arranged with a number of interesting features. These include exposed beams and timbers, old fireplaces, brick floors, built-in round headed display cupboards wainscot panelling and a well fitted kitchen with curved worktop and units in the roundel. The present vendors have carried out a number of improvements to the house during their ownership, which has included re-roofing and upgrading both the wiring and the plumbing. The Oast House sits prettily in its own colourful cottage gardens, with the paddocks beyond and with the equestrian facilities securely to the east of the house. A natural pond, with its willow tree and wild ducks, completes the picture.
